	Owning a home in the Three Springs Walkable Neighborhoods improves your investment!

	Recently the Chicago Market Watch reported that homes located within walking distance of amenities such as schools, parks and shopping aren&#39;t only more convenient for their owners, often they&#39;re also worth more than homes in neighborhoods where driving is the rule, according to a new study.
	
	The report looked at 94,000 real&#45;estate transactions in 15 markets. In 13 of those markets, higher levels of &amp;quot;walkability&amp;quot; were directly linked to higher home values.
	
	The report, &amp;quot;Walking the Walk: How Walkability Raises Housing Values in U.S. Cities,&amp;quot; was commissioned by CEOs for Cities, a national network of urban leaders from the civic, business, academic and philanthropic sectors.
	
	It&#39;s an important point for home&#45;buyers who are trying to identify which homes will hold their value, said Joseph Cortright, the report&#39;s author and a senior policy adviser to CEOs for Cities. Cortright is an economist and president of Impresa, a Portland, Ore.&#45;based consulting firm.
	
	Walkable places have some of the best chances of performing well in years ahead, he said.
	
	Money talks, people walk
	
	There are environmental and health benefits from living in a place where the car can stay parked. In promoting Walk Score, Lerner said his firm emphasizes how walking rather than driving can play a part in preventing global warming and how people who live in walkable areas weigh seven pounds less, on average, than those who don&#39;t. Places with higher Walk Scores also often have better mass transit services, according to the report.

	&amp;quot;I don&#39;t know of any other study that has put a dollar value on walkability,&amp;quot; he said.

	While convenience does play a roll in the desirability of walkable neighborhoods, consumers still haven&#39;t forgotten the days of $4&#45;a&#45;gallon gas &#45;&#45; and that scar is influencing where they want to buy a home, Lashinsky said.
	
	&amp;quot;This is not about people having to live without cars.&amp;quot; Rather, it&#39;s about giving people the option to use them less often. &amp;quot;They don&#39;t need to use them for every single trip, and when they do have to, they don&#39;t have to drive as far,&amp;quot; he said.</description>

	Three Springs announced today that two new buildings in the Mercado District of Three Springs are the first in southwestern Colorado to receive LEED Certification for New Construction &#45; NC from the U.S. Green Building Council. LEED is an acronym for Leadership in Energy and Environmental Design.

	

	According to Patrick Vaughn,&amp;nbsp; President of GF Properties Group, LLC, a business unit of the Southern Ute Growth Fund that owns the 125 and 175 Mercado Street buildings, &amp;ldquo;Three Springs is dedicated to raising the bar for sustainable and socially responsible design/construction practices for high performance buildings and we are pleased to be at the forefront with this distinctive certification.&amp;rdquo;&amp;nbsp;

	LEED&amp;rsquo;s third&#45;party certification program promotes an integrated design approach and recognizes performance in site development, water efficiency, energy efficiency/optimization, materials selection, indoor environmental quality, and innovation. The USGBC&amp;rsquo;s LEED rating system is widely recognized as the industry&amp;rsquo;s premier tool to ensure responsible green building practices. The benefits of building green are numerous and include: environmental benefits, such as protecting ecosystems and biodiversity; economic benefits, such as reduced operating costs, and improved employee productivity and satisfaction; and health and community benefits, such as&amp;nbsp;improved air, thermal, and acoustic environments resulting in enhanced occupant comfort and health.

	The project team was comprised of local firms Tierra Group LLC, another Southern Ute Growth Fund company (Project Management), FCI Constructors Inc. (General Contractor), and Scottsdale&#45;based Nelsen Partners (Architects).&amp;nbsp;&amp;nbsp;

	The two mixed&#45;use buildings (over 51,000 sf) are located at 125 and 175 Mercado Street and were completed in late 2007/early 2008.&amp;nbsp; Occupants currently include Alpine Bank, Anytime Fitness, Three Springs Information Center, GF Development Group LLC, GF Properties Group LLC, GF Private Equity Group LLC, and Red Cedar Gathering Company LLC.&amp;nbsp; And Digs Market Caf&amp;eacute;, a 4,000 sf restaurant/deli/bar at Mercado Street level,&amp;nbsp; just opened in April.

	Specific implementations to obtain LEED&#45;NC certification for the buildings include:

	
		Sophisticated storm water management system to limit and treat runoff
	
		High efficiency systems including Computerized Energy Modeling employed during design to guide design decisions and optimize system performance
	
		Reduction in building water use (over 30%) due to water conserving &amp;nbsp;fixtures
	
		Diversion of waste materials from landfills (over 77%) to the on&#45;site construction recycling facility
	
		Use of post&#45;consumer recycled building structural steel (approximately 90%)
	
		Use of wood&#45;based materials and products sustainably grown and harvested
	
		Superior ventilation strategies meeting or exceeding stringent national standards
	
		Use of low emitting materials with low VOC (volatile organic compounds) in adhesives/sealants and paints/coatings;&amp;nbsp;certified carpet systems; and composite wood and agrifiber products with no added urea&#45;formaldehyde resins
	
		Use of high fly ash content in concrete
	
		Superior consideration for natural day lighting and views
	
		Green Cleaning Program for housekeeping and maintenance

	Approximately 100 fruit trees (apple, apricot, prune and cherry) are scheduled to have a place in one of the City of Durango parks planned for our Three Springs neighborhood.
	Fort Lewis College students will be planting the trees in contribution to the development of a sustainable local economy, in which emphasis will be on production.&amp;nbsp;A strong local economy helps meet a future influenced by the decline of fossil fuels and climate change.

	There are no plans just yet on how to use fruit the community orchards eventually produce. Potentially, the fruit could end up being donated to the needy, sold to niche markets, placed in FLC Student Union menus or used for educational purposes such as the Homegrown Weekend &#45; a celebration of the area&amp;rsquo;s fall fruit harvest held in Buckley Park in historic downtown Durango.

	&amp;ldquo;Trees are an easy place to start because people can envision taking care of some fruit trees,&amp;rdquo; said Fort Lewis College Professor Tina Evans. &amp;ldquo;

	Direct benefits from fruit trees, Evans said, include carbon sequestration, storm&#45;water control and a reduction in the use of fossil fuels because food doesn&amp;rsquo;t have to be trucked far.

	Evans estimates that more than 250 trees &#45; 70 percent of them apple varieties &#45; have been planted by students majoring in environmental studies, sociology and more, including art and business. The program was an offshoot of a class Evans has taught since 2005 called &amp;ldquo;The End of Oil,&amp;rdquo; a look at what dwindling fossil production means.&amp;nbsp;Three Springs is pleased to be part of this effort.</description>

	In a time when there is little news of growth, Three Springs is pleased to be moving forward with the development of Durango&amp;rsquo;s newest neighborhood!

	According to Three Springs General Manager Tim Zink, architects are being sought to design several buildings for use as commercial space and apartments. Among these would be another mixed&#45;use building next to the three existing buildings on Mercado Street. Mercado Street runs through the core of Village One and is the center of the neighborhood activities. Another building for medical office space could be located directly across Mercado Street.&amp;nbsp; Plans also include a commercial building at the roundabout leading to the hospital&amp;rsquo;s main entrance.

	So far, 17 residential units in Three Springs are occupied. All the second&#45;floor office space in the mixed&#45;use buildings is occupied, and various retail tenants have moved into the ground level. Three Springs&amp;rsquo; first restaurant, Digs Market Caf&amp;eacute;, is expected to open soon.

	&amp;ldquo;We&amp;rsquo;re still rolling steadily forward,&amp;rdquo; Tim said.</description>

      <title>New Sculpture for the Three Springs Police Station is Chosen</title>

	Durango, CO &amp;ndash;&amp;nbsp; The City of Durango is proud to announce the selection of a sculpture by local artist Preston Parrott for the Three Springs police station.&amp;nbsp; Parrott is a primarily self&#45;taught metal sculptor who lives in Durango.&amp;nbsp; His piece, currently untitled, was designed as a community marker, a navigational point within the Three Springs community, and a symbolic reminder of the community&amp;rsquo;s interdependence with our public services.&amp;nbsp; The piece will measure approximately 12 feet at the highest point and is composed of four curved sides made of patinated steel.&amp;nbsp; The core of the piece is made of copper&#45;plated perforated metal &amp;ndash; allowing one to see through the center, as well as allowing air flow.&amp;nbsp; The piece resembles a flame in its outer structure, reminding one of an &amp;ldquo;eternal flame&amp;rdquo; &amp;ndash; the constant support the police department provides.&amp;nbsp; The entire structure will be mounted on a six&#45;foot circular concrete base in front of the substation.

	

	&amp;ldquo;I&amp;rsquo;m moved and honored that the selection committee has chosen this piece for such a prominent location,&amp;rdquo; commented Parrot.&amp;nbsp; &amp;ldquo;I truly appreciate the committee&amp;rsquo;s trust to create a symbolic and contemporary sculpture which is designed to be a representation of the interdependence of community and public services.&amp;rdquo;

	A selection committee, made up of six representatives from the City&amp;rsquo;s Public Art Commission, a professional artist, a representative from the Durango Police Department, and a community member, unanimously chose Parrott&amp;rsquo;s proposal. The new sculpture will be installed summer of 2009 and will become part of the City&amp;rsquo;s public art collection.

	Snowdown On Da Nile&#45; this year&amp;rsquo;s Egyptian theme&#45; had many Snowdown participants decked out in togas, loincloths, and sandals&amp;hellip; things Durangoans do for fun in the middle of winter!&amp;nbsp; This year, Three Springs was one of 48 local businesses/organizations to enter the Snowdown Parade.&amp;nbsp; Theme oriented floats boasted King Tut, Egyptian Pharos, and many Pyramids; even a group of hens&#45; inspired by a new City of Durango law allowing chickens within the city limits&#45; clucked their way down Main Avenue.

	

	&amp;ldquo;Cleopatra&amp;rsquo;s Three Springs Barge,&amp;rdquo; was made from recycled construction materials supplied by Phoenix Recycling, which is located in Three Springs.&amp;nbsp; With coordination from Tierra Group and GF Properties employees, Mercado District tenants, and Three Springs neighbors created &amp;ldquo;Cleopatra&amp;rsquo;s Three Springs Barge&amp;rdquo; and floated down Main Avenue to a 2nd place finish in the Commercial III category.

	The hundreds of onlookers that line the sidewalks of Main Avenue is evidence that the Snowdown Parade is a success. Many spectators even come early to get the best views. Groups and organizations build floats based upon the Snowdown theme to win prizes and trophies. Truth be told&amp;hellip; they really just want to be part of the Snowdown Festivities that are authentically Durango.

	Back in 1979 when Snowdown first started, locals called the festival &amp;ldquo;The Winter Celebration.&amp;rdquo; Now known around the Four Corners as Durango&amp;rsquo;s Snowdown&#45; the festivities have become a favorite to locals. &amp;ldquo;Everyone is invited to dream up some kind of event that gets people out on the street,&amp;rdquo; says Terry Fiedler, Event Originator and Coordinator.&amp;nbsp; Over 60 contests are available for folks to participate in and hundreds of people come out of their cozy houses to do just that.&amp;nbsp; From the Snowdown Follies to the Bicycle Roller Races, the events get wilder every year. 	Feb. 5, 2009 Durango, Co&#45; With support from Three Springs and the FLC Foundation, students of the Environmental Center erected a six&#45;foot high deer fence around the center&amp;rsquo;s new garden. The Environmental Center&amp;rsquo;s Garden at Fort Lewis College is now located between John F. Reed Natural Area and the Community Concert Hall.

	Three Springs recognizes the student based organization and their sustainability efforts.&amp;nbsp; Five goals that guide their work are:

	1. Creating a Sustainable Campus &#45; To model sustainability for the region by reducing the campus&amp;rsquo; ecological footprint.
	2. Educating for Action &#45; To promote thoughtful involvement by educating and informing the campus and community about important issues.
	3. Connecting Campus and Community &#45; To facilitate partnerships between Fort Lewis faculty, staff, and students and community organizations and initiatives.
	4. Facilitating Collaboration &#45; To promote effective problem&#45;solving by building relationships, promoting dialogue, and facilitating cooperation between diverse individuals, agencies and organizations.
	5. Building Community &#45; To create a positive, fun community for a large and diverse group of students.
	The Environmental Center&amp;rsquo;s mission and goals are complementary to Three Springs Sustainable Development Program. 	This spring, the Environmental Center plans to move their Greenhouse and Teaching Circle closer to the new garden.       <title>Farmington Hill Overpass Up in the Air</title>

	Forty feet to be exact. The overpass bridge on US Highway 160, just east of its intersection with US Highway 550,&amp;nbsp; is currently under construction and is part of a long&#45;term plan that is expected to be complete by September 2010. Construction crews have been working to complete the first phase of the project, which includes the Farmington Hill Overpass. Additionally, because the Colorado Department of Transportation (CDOT) currently has the funds, three smaller bridges, two ramps, and a new westbound artery from Grandview to the existing Farmington Hill will be completed in the initial phase of construction.

	The Grandview area of Durango includes Mercy Regional Medical Center and Three Springs, a traditional neighborhood development complete with homes for sale, neighborhood parks, hiking trails and a commercial district with its newest neighborhood restaurant&#45; Digs Market Cafe&#45; opening in early 2009. Currently, access to Three Springs and Mercy Regional Medical Center is available via Three Springs Boulevard.&amp;nbsp; The new construction will provide additional access to the Grandview area just West of Three Springs Blvd. making future development in Three Springs easily accessible.

	Once the long&#45;term plan is completed, a four&#45;lane expressway will connect Highway 160 from downtown Durango to Grandview, and finally will reach east of Bayfield. In a recent article in the Durango Herald, Money Drives Bridge Project, Nancy Shanks, spokeswoman for Colorado Department of Transportation, states &amp;quot;We went ahead and used our budget efficiently,&amp;quot; in response to progress inquiries. The construction funds were currently available and have been used in the build&#45;out of phase I.

	The project, totaling over $34 Million, has been underway since 2006 when CDOT completed the environmental impact statement and though funds are not secured for the remainder of the project, U.S Rep. John Salazar said he would continue to advocate for federal highway money.

	Kurt Blair, IT Manager of the Southern Ute Growth Fund takes the Three Springs adage Live. Work. Shop. Play to another level.&amp;nbsp; Literally, he plays at 26,906 feet (that is not a misprint).&amp;nbsp; In October of this year, Kurt Blair summitted Cho Oyu&#45; the 6th highest peak in the world.&amp;nbsp; Cho Oyu is located in the Himalayan Mountain Range on the borders of Tibet and Nepal.&amp;nbsp; He spent six weeks preparing for his ascent and acclimating to the harsh weather conditions that can consume the Himalayan Mountains and those that attempt to ascend them.&amp;nbsp; Of those six weeks, only 10 days were spent actually climbing.&amp;nbsp; This is Blair&amp;rsquo;s second ascent in the Himalayas. He first summitted Ama Dablam in Nepal in 2005 with Three Springs co&#45;worker Red Willow Geologist, Colby Vandenburg.

	

	One might think that physical strength and prowess are paramount in accomplishing such a lofty goal.&amp;nbsp; Strength alone won&amp;rsquo;t take you to the top, &amp;ldquo;mental fortitude is as important, if not more so,&amp;rdquo; says Blair.&amp;nbsp; With his own determination and logistical support from Summit Climb, Blair was able to finish the climb without the use of supplemental oxygen. His adventure to the top of Cho Oyu included suffering sleep deprivation, enduring long sustained travel (2,000 vertical feet took 7.5 hours), the loss of 22 group tents and every bit of mental tenacity he could muster.&amp;nbsp; Considering the fact that brain cells are already compromised at that elevation, mental strength is just that much more difficult to sustain.&amp;nbsp; His passion for climbing, trekking, and high altitude mountaineering inspires him to constantly self&#45;reflect, meditate, and of course, stay healthy&#45; physically and mentally. He plans to continue the Live. Work. Shop. Play ethic at home in Durango&amp;rsquo;s back yard&#45; but sees an ascent up Mt. Everest in his future.&amp;nbsp; For now, he will allow the beauty of Durango&amp;rsquo;s own open space and public recreation areas to fulfill his passions.&amp;nbsp;

	Kurt Blair has been an employee of the Southern Ute Growth Fund for almost 7 years.&amp;nbsp; He began working here because of his passion for technology;&amp;nbsp; but we know what his real passion is&#45; that&amp;rsquo;s adventure, and we commend that! Namaste Kurt.</description>

	Tim Zink has been involved with Three Springs since its inception, so it was pretty exciting to see the first buildings come out of the ground.

	Even so, &amp;ldquo;It doesn&amp;rsquo;t compare to today when a school bus pulls up and a dozen kids get off. That, to me, is what it&amp;rsquo;s been all about over the last six years that I&amp;rsquo;ve been working on this development,&amp;rdquo; said Zink, general manager of Durango&amp;rsquo;s first and only traditional neighborhood development.

	A 682&#45;acre project of GF Development Group LLC, owned by the Southern Ute Indian Tribe Growth Fund, Three Springs is maturing into a fully mixed&#45;use community of single&#45;family homes, duplexes, townhomes and affordable housing with a major employer &#45; Mercy Regional Medical Center. Its growing commercial area, the Mercado District, so far has three mixed&#45;use buildings with approximately 30,000 square feet of retail and 50,000 sf of fully leased office space.

	Developers now are contemplating new medical office space &#45; possibly office condo space &#45; to supplement 150,000 sf of fully leased space at the medical center. Also in the future are a Neighborhood Center that would serve as a community gathering spot, Durango&amp;rsquo;s next elementary and middle schools, and a 75&#45;acre community park.

	The Neighborhood Center, which may strive for LEED Platinum certification, will include meeting space for homeowner association meetings and other community groups, and computer labs for before&#45; and after&#45;school program, and adult education programs. &amp;ldquo;We want to have demonstration displays throughout the building that really explain and expose people to what it is to be a LEED&#45;certified building,&amp;rdquo; said Zink.

	Three Springs is unique in that it had a major employer &#45; Mercy Medical Center &#45; from the get&#45;go. &amp;ldquo;With the hospital and with the Southern Ute Indian Tribe as the developer, it&amp;rsquo;s allowed a lot more front&#45;ending of that commercial, job&#45;creating component,&amp;rdquo; said Tim McHarg, Durango assistant planning director. &amp;ldquo;The residential is coming along in conjunction with that.&amp;rdquo;

	Three Springs&amp;rsquo; homebuilder, Tierra Group, has completed 37 single&#45;family and duplex units within the development, attracting a generational spectrum of buyers, from young couples to grandparents. Pricing as of midsummer ranged from $279,900 for a townhome (nine townhomes are being built by Timberline Builders) to a high&#45;end home at $693,900.

	&amp;ldquo;Particularly for a new home within the city of Durango, we&amp;rsquo;re way more attainable than most of the product that&amp;rsquo;s out there,&amp;rdquo; Zink said. Between the hospital&amp;rsquo;s 1,000 employees, some 270 employees in the Mercado District and 170 residents, Three Springs has attracted service providers including Alpine Bank, Anytime Fitness and Progressive Insurance to its retail space and soon will welcome its first restaurant. The retail space, with asking rates of $15 to $22 per sf triple net, is 42 percent leased. Lots also are available for uses such as a dentist, motel and small grocer. As part of the traditional neighborhood design, which includes an integrated trail system and pedestrian underpasses at major intersections, Streets within the Mercado District have reverse angle parking, so drivers pull forward as they are leaving their space. &amp;ldquo;We want to make sure if you were riding around Three Springs on a bike that you feel as comfortable on your bike as you do in a car,&amp;rdquo; Zink commented.

	Three Springs hasn&amp;rsquo;t happened without growing pains.

	&amp;ldquo;It&amp;rsquo;s easy to underestimate the amount of time that the public process is going to take. For us that was a long road,&amp;rdquo; Zink said. Durango didn&amp;rsquo;t have codes that allow for traditional neighborhood development. Codes had to be written that allowed the community&amp;rsquo;s narrow streets and wide sidewalks, and that addressed lot setbacks, for instance. &amp;ldquo;Not only did we have the codes and standards, but we had architectural guidelines that we had to write,&amp;rdquo; Zink said.

	McHarg said the majority of the Durango community seems to view the development as a success. Other traditional neighborhood development is planned for the Ewing Mesa area in Durango, but a developer hasn&amp;rsquo;t stepped forward, and given infrastructure issues, current economic conditions and hundreds of housing units still to develop at Three Springs, that project isn&amp;rsquo;t likely to get under way for quite some time.

	As it builds out over the coming 20 to 30 years, Three Springs will have an estimated 2,000 residences and 350,000 sf of mixed&#45;use commercial space. Homebuyers haven&amp;rsquo;t necessarily come to Three Springs looking for the traditional neighborhood development, but have been enticed by what they found, Zink said, &amp;ldquo;They showed up, they went, &amp;lsquo;Ah . I get it. I see the vision. I want to be part of this.&amp;rsquo;&amp;rdquo;</description>

	Durango, Colo., July 2, 2008 &amp;ndash; With the growing number of new residents at Three Springs combined with the large group of people working at Mercy Regional Medical Center and other nearby retail businesses, Music in the Mountains has scheduled a free concert for the neighborhood Monday, July 21 at noon. The High Noon Brass concert will feature rousing music performed by three trombone players and a tuba player who are part of the Festival Orchestra.

	&amp;ldquo;We are so pleased to bring this fun summertime program to a new audience,&amp;rdquo; says Susan Lander, executive director of Music in the Mountains. &amp;ldquo;Three Springs offers a great venue for this kind of event.&amp;rdquo;

	Concertgoers are invited to bring their own lunch to this free High Noon Brass Concert or purchase lunch at Three Springs Plaza. Norton&amp;rsquo;s Catering will provide a catered lunch for a suggested donation of $10 each, available as long as supplies last. All proceeds from Norton&amp;rsquo;s lunch will benefit the Music in the Mountains Goes to School program.

	Now in its ninth year, the Goes to School program strives to search out eager young musicians and nurture their development not only as performers but as audience members as well. It&amp;rsquo;s designed to meet the needs of students ages four through 18, along with their music teachers, through a wide array of offerings, including hands&#45;on music instruction; teacher in&#45;service workshops; &amp;ldquo;Taste of Music&amp;rdquo; instrument demonstration concerts at Fort Lewis College; in&#45;school concerts and assemblies; and free tickets for program participants to Festival Chamber and Conservatory concerts. This year more than 7,000 students from Bayfield, Cortez, Dolores, Durango, Ignacio, Mancos and Silverton took part in some aspect of the program.

	&amp;ldquo;Three Springs is thrilled to team up with the Festival to present a Music on Mercado summer concert,&amp;rdquo; said Tim Zink, spokesperson for Three Springs. &amp;ldquo;This is our first coordination with Music in the Mountains, and we&amp;rsquo;re expecting a great turnout.&amp;rdquo;

	Three Springs Plaza, where the concerts will be held, can be reached by taking Highway 160 east to Three Springs Boulevard, proceeding to the second roundabout and following event signs to the outdoor location. Neighbors and visitors are asked to please leave their dogs at home to maximize enjoyment for all concertgoers.

      <title>Durango Open Trails &#45; Trails Are Open!</title>

	The trails at Three Springs &#45; which lead to the popular Telegraph Trail System &#45; are open and getting more and more popular with cyclists, walkers, runners and families out for a stroll. An easy to follow map is available from the Three Springs Information Center which outlines the trails within Three Springs and the access points to the Telegraph Trail System.

	

	You&amp;rsquo;ll notice some interesting features designed for your enjoyment and for your safety as you walk, run or bike the Three Springs open trails. For example, look for interpretive signage along the way, where you&amp;rsquo;ll read about native grasses, wetlands area information, native bird species and more. It&amp;rsquo;s not unlikely that you&amp;rsquo;ll see a Great Blue Heron or two during your journey. There are also benches along the way so you can stop and relax, and you&amp;rsquo;ll notice that the trails go UNDER the streets here at Three Springs &#45; through fun, well&#45;lit tunnels &#45; so your journey won&amp;rsquo;t be interrupted by &amp;ldquo;looking both ways.&amp;rdquo; (Although we ask that you take all the normal precautions as you use Three Springs for your exercise and enjoyment!)
